Jeffrey Bates is the Chief Executive Officer of D. Bello, a leading remote workforce solution partner for the real estate title space. Having celebrated 20 years with the company in May 2023, he leads and manages overall operations as the company seeks to free up title professionals to be more efficient and successful through its intentional outsourcing model.
Since stepping into the CEO role in 2013, Bates has driven the expansion of D. Bello’s services while also designing and developing its state-of-the-art offshore infrastructure. Under his leadership, D. Bello was recognized as one of Inc. Magazine’s 5,000 fastest-growing small businesses. Most recently, the company achieved its largest year ever in 2025, a testament to the value D. Bello provides clients even in fluctuating and down markets.
A dedicated advocate for the title industry, Bates has a long history of service with the American Land Title Association (ALTA), previously serving on the Government Affairs Committee (GAC) and as Vice Chair of the Title Insurance Political Action Committee (TIPAC). He was recently appointed to the Board of the ALTA Good Deeds Foundation (AGDF), supporting the charitable efforts of title professionals as they strengthen their local communities and uphold the industry’s core standards.
A self-described LA/OC hybrid, Bates was born in Los Angeles, grew up in the LA suburb of Whittier, and now calls South Orange County home with his wife, Sara, and their four children. He values his time serving and mentoring junior high and high school students through his local church. An avid baseball fan, Bates has attended games at 23 of the 30 Major League Baseball stadiums and aims to complete the remaining seven soon. He’s technically edged out by COO Andrew Acker, who has attended games at 24, but he assures everyone that this is the source of absolutely no bitterness or awkward relational tension between the two.
